Property is the core asset of most corporate balance sheets and a principle store of wealth for many individuals whether in the form of accommodation or investment for rental income and capital appreciation. Changes in the market value of real estate holdings and the increasing importance of maintaining accurate and current records of asset worth, for accounting and portfolio management purposes, has brought about increasing demand for timely, professional and independent valuation services.

Being part of a multi-disciplinary practice, the valuation department can offer specific guidance and opinion on market value and additionally, experienced comment on many issues which may impact upon or affect the value or potential of property assets. Capital and Rental Valuation for all types of property and assets (including plant and machinery) for all purposes including accounting, balance sheet, mortgage financing, public listing and submission to the Securities Commission, sale, purchase, fire insurance, taxation, mergers, receivership, compulsory acquisitions, rating appeals and stamp duty.

ii. Estate Agency & Marketing

Investment
We provide innovative and practical solutions and action on behalf of clients seeking to identify and acquire investment property or wishing to secure purchasers for existing holdings. We can assist in financing arrangements and other related aspects such as statutory approvals, taxation, lease restructuring and portfolio analysis.

Sales & Lettings
Our agency department is active on a day to day basis securing tenants for clients’ premises, identifying premises for various private and corporate occupiers and negotiating sales of a range of property types.

Marketing
Marketing of new developments is a process which begins at the earliest stage of concept development. It is concerned with identifying the characteristics of demand and ensuring that a new development is brought to the market with a configuration, service and facilities provision and pricing strategy that offers the greatest potential for optimizing the financial yield to the developer. Our research and investment consultancy provides strong support to the marketing function.

iii. Property Management and Building Inspection

Capital assets must perform and property management should be proactive – regularly monitoring facilities against market norms and reviewing strategy for maximizing value to owner and occupiers alike. With the possible exception of individual residential properties, new development is a complex organizational task which demands effective management and coordination.
